Summer is Coming: The Dallas Real Estate Lull

We’ve said it before; as summer heats up here in Dallas, the real estate market generally starts to see a swift cool down. So what can you expect from this year’s upcoming summer lull?

The good news is that, in our experience, those looking to move in the summer months are serious buyers. Due to an inability (or under-preparedness) to find that perfect home in the booming spring market, their delay will allow your listing to shine come summertime. They’ll also be motivated to move quickly on something they like, so they can relax and enjoy upcoming vacations. 

Another benefit of listing in the summer months is that many relocating from other states generally wait until after their school year ends to move. So if you’re late to the game and haven’t yet put your home on the market, these out of state buyers may still be inclined to seek out your listing come June or July.

The bad news is that, for the most part, locals are waiting until the end of summer to move, when life picks back up again and the heat subsides. This is particularly true if your home is listed at more than $1M; your buyers are on holiday, and simply aren’t paying attention to what’s happening here at home.  

The bottom line is this: If you haven’t listed by now, there is still time to get in the game. However, be prepared to have a bit more patience with the sales process and more flexibility with your pricing strategy – especially approaching August (historically the slowest month).

Spring may be king when it comes to selling, but fortunately the second busiest time of year is mid-September until the Thanksgiving holiday. So if you’re not quite ready to list, you’ll still have one more chance to capture an active market come fall.
