Why That Online Estimate For Your Home is Wrong

Website algorithms are extremely complex, providing homeowners with seemingly-helpful averages of their home’s worth. But the unique value of your home is more than just an average (even Zillow’s former CEO Spencer Rascoff didn’t leave it up to his own formula when it came time to sell his home!). That’s because these algorithms cannot account for variations like these:

  • Upgrades. Or a lack thereof. 
  • Private listingsIf the home next door sold off-market, the website has no idea. A pretty important fact, if you ask us.
  • Layout. Good or bad, room sizes, ceiling heights…the list goes on.  
  • Nuances of your block. Not only do values change from one side to the other — not all homes are actually comparable to yours.  
  • School zoning. Online formulas don’t care what schools you want your kids to go to. 
  • Neighborhood development. Recent real-estate deals and plans (something automation doesn’t know), may increase or decrease the value of your home.
  • Trend lines. Sadly, past performance doesn’t always predict future results. Algorithms primarily go back in time to evaluate a home’s worth, but they don’t get a feeling (because computers don’t feel) for how the market is trending. If the market is trending down or up, home value will change.
  • Bad data in — bad data out. Algorithms are only as good as the data provided, and many online real estate resources don’t have important sold information from one of the biggest real estate databases, NTREIS — therefore the data is going to be grossly inaccurate.
