This ultra-hot seller’s market of late is hardly news. We’ve all heard the crazy stories about home bidding wars, off-market sales, and the mad dash of cash offers. But are they really true?

In our experience, (mostly) yes. And based on what we’re seeing already this year, these stories are likely to continue as inventory remains low and demand continues at levels higher than we’ve seen in a decade.

Given the current market environment, here is what we expect for home buying and selling this spring:

  • Inventory will remain extremely low, which will keep prices elevated throughout the year.


Average Months of Inventory in HPISD (2015 – current)

  • Off-market transactions will become more common as agents scour the market for their buyers to find anything available for purchase (hence, an experienced, well-connected agent is key).
  • Agent networks will become invaluable. As realtors work to find available inventory, buyers who don’t know about “Coming Soon” previews will be left out.
  • Multiple offers will remain the norm. Understanding how to present an offer that gets chosen will be crucial for success in the current real estate market, which is why you really can’t afford not to work with an experienced agent.
  • Interest rates will likely increase (already above 4%). This will affect the purchasing power of some buyers, but overall should not drastically impact pricing.

All in all, the current real estate market in our established neighborhoods from the Park Cities, Preston Hollow, Bluffview, Devonshire/Briarwood, to Lake Highlands, Lakewood, East Dallas, and North Dallas is still red hot.
